Homes buying guide

What does “Subject-To” mean?

You take title while the seller’s existing mortgage stays in place and you make the payments. The loan’s due-on-sale clause still applies, so use a title company experienced with Subject-To closings.

Who can make an offer?

Each seller sets buyer requirements — usually a credibility level and sometimes proof of funds. Every listing shows its requirements before you start an offer.

Does ListDeed hold my deposit?

No. Earnest money is held by the title company or escrow agent named in your purchase agreement.

Are the numbers on a listing verified?

Cap rate, income and cash flow are provided by the seller. Treat them as a starting point and verify them during due diligence.
